The latest Ski-Inn development, Valtavaara Chalet, is being built in the Ruka Valley area, allowing easy access to Ruka's slopes, trails, and Valtavaara for hiking with just a few steps.
The building will have a total of 19 apartments: 12 very spacious 100-125 m2 corner apartments with outdoor hot tubs and smaller Family apartments. Valtavaara combines the best aspects of stone and wood construction. The building's load-bearing structure and walls between the apartments are sturdy stone, while the outer walls are breathable, deformation-resistant 260-millimeter thick northern logs.
- In Valtavaara, we leverage all the experience we've gained over 20 years from building and operating nearly 600 Ski-Inn apartments. What makes Valtavaara unique is also its location right on the side of Valtavaara Nature Reserve, says Ville Aho, Chairman of the Rukakeskus Board.
The pre-marketing of the apartments has just started, and the first units have already been reserved. Construction is planned to begin in the summer of 2024, with Valtavaara scheduled to be completed in October 2025, fitting perfectly into the new ski season.
Over a hundred bed spaces and program services
The wishes of skiing customers have been carefully considered in the planning of Valtavaara. On each floor, two Valtavaara 100 apartments can be combined into a 200-square-meter unit using an internal door. This allows the apartment to accommodate, for example, extended families or large groups of friends or colleagues.
In total, there will be around a hundred bed spaces, significantly increasing the sought-after Ski-Inn capacity in Ruka.
In addition to the apartments, the building will feature a spacious ski storage room with maintenance facilities, including storage lockers available for rent by the owner. On the ground floor, there will be commercial space for program services.
-We have tentatively planned the commercial space in Valtavaara Chalets for experience services focusing on non-skiing activities in nature, such as mountain biking, snowshoeing, and electric sledding, says Aho.
Ski-Inn is a convenient way to stay and own
Ski-Inn accommodations are designed specifically for downhill and skiing customers. The central location of the apartments next to the slopes and trails allows guests to spend their vacation time doing what they love the most: skiing and snowboarding, not sitting in a car.
For the owner, the Ski-Inn model is carefree and profitable. Ski-Inn Oy takes care of maintenance, cleaning, and, most importantly, efficiently rents out the apartments throughout the year. The owner can enjoy a vacation for 7 + 7 weeks a year, and the apartment generates income when rented out during other times.
International demand for Ruka is growing rapidly, and destinations like Valtavaara are in increasing demand.
Unique apartments also for exclusive use
In the Ruka Valley area's zoning plan, there is a requirement based on Ecosign's Masterplan, known as the 'hot bed' obligation. According to this, at least 70% of the accommodation built on the plot must be permanently in commercial use, i.e., as Ski-Inn apartments. This is intended to ensure the vitality of the area and the development of services even outside the peak seasons. The four Unique apartments on Valtavaara can be used by the owner without restrictions, year-round.
Since 2004, over 450 Ski-Inn apartments have been implemented in Ruka Ski Resort, and in Pyhä Ski Resort, over 160 apartments will be completed with the completion of Kultakero II in the coming weeks.
